Terms & Conditions
1. Introduction
These Terms and Conditions set out the agreement between you, the guest(s), and The Dovecote, located at Bakers Lane, Stoke Bruerne, NN12 7SF, United Kingdom.
By booking your stay directly with us, you agree to comply with these Terms and Conditions.
2. Booking and Payment
- Guests must be 18 years or older to make a booking
- Bookings can be made by email, thedovecoteatstokebruere@gmail.com, phone +447482177092, or via our website: thedovecote.vacations
- Your booking is only confirmed once payment has been received and we’ve sent written confirmation
3. Security Deposit
A refundable security deposit of £100.00 may be required to cover damage, breakages, or excessive cleaning.
This will be refunded within 5 working days of departure, provided no damage or rule breaches have occurred.
4. Rental Period
- Check-in time: 3:00 PM
- Check-out time: 10:00 AM
- Early check-in or late check-out may be possible by prior arrangement.
- Staying beyond the agreed departure time may incur an extra charge.
5. Cancellation Policy
- If you cancel more than 30 days before arrival, your deposit will be refunded
- Cancellations within 30 days of arrival are non-refundable
- In the unlikely event we must cancel your booking (e.g., due to unforeseen property issues), we’ll offer a full refund
- We recommend guests take travel insurance to cover unexpected cancellations
6. Use of the Property
- The property is for holiday use only. It must not be used for parties, gatherings, or commercial purposes
- The number of guests must not exceed 2 adults
- Only guests listed at booking are permitted to stay overnight
- Please respect neighbours and keep noise to a minimum between 11 PM and 8 AM
- Smoking and vaping are not permitted inside the property
- A maximum of 2 well-behaved pets are allowed and registered assistance animals are welcome
7. Guest Responsibilities
Guests agree to:
- Keep the property clean and tidy
- Report any damage or maintenance issues promptly
- Leave the property secure on departure (windows closed, doors locked)
- Return all keys as instructed. Lost keys may incur a replacement fee of £150
- Not to sublet, assign, or transfer the booking to any other person
8. Damage and Breakages
You are responsible for any damage caused during your stay.
Minor accidents happen — please let us know as soon as possible.
Significant damage or rule breaches may be deducted from the security deposit or invoiced separately if costs exceed it.
9. Services and Facilities
We take care to ensure all facilities and appliances are in working order before your stay.

We will do our best to resolve it promptly.
No compensation will be offered for temporary loss of services (e.g., internet, utilities) beyond our control.
10. Liability
We cannot accept responsibility for:
- Loss or damage to your personal belongings.
- Injuries or accidents unless caused by our negligence.
- Circumstances beyond our control (e.g., extreme weather, power cuts, transport disruptions).
Your statutory rights are not affected.
11. Force Majeure
We are not liable for any failure to perform our obligations due to events beyond our reasonable control, including natural disasters, strikes, fire, flood, or government restrictions.
12. Governing Law
These Terms and Conditions are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the English courts.
